- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN CHARLOTTE AMAILIE, USVI STAR #: 9VI2017 The United States Government seeks to lease class 'A' contiguous office space. The space offered must consist of approximately 14,235 rentable square feet in Saint Thomas, USVI. The space should yield a minimum of 12,378 ANSI/BOMA usable square feet. Offered space must allow for effective layout on no more than two (2) contiguous floors that shall yield a minimum of 3,953 ANSI/BOMA usable square feet on one of the floors and 8,425 ANSI/BOMA usable square feet on the alternate floor. A loading area with double doors or an overhead door must be available with the offered space for the receipt and pick-up of pallet sized loads. The truck loading/unloading area can be at the same grade as the space offered. Four (4) controlled/assigned parking spaces must be available on-site for government vehicles. In addition, 37 public parking spaces should be available during the normal operating hours of the USCIS facility within 660 linear feet of the space offered. Satisfactory public transportation (bus and/or light rail) must be available within 1,500 linear feet of the space offered. The proposed space must be located within the following delineated area: North: Santa Mari and Bonne Experance Parish through to the end of Mandahl Providence at Tufn Bay South: All points from Cowpet Bay, including Jersey Bay, all surrounding points and bay going East to Hassell Island, Brown Bay, West Gregerie Channel, Mosquito Point, Red Point East: All points from Red Pont, King Airport, Brewers Bay, Black Point up to Santa Maria Parish and Bonne Esperance Parish Border West: All sea fronts from Tufn Bay, Smith Bay Road to all seafronts including Red Hook, Cowpet Bay but not across to Great St. James Island The proposed lease is for fifteen (15) years, ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than eighteen (18) months of lease award. As a minimum, this solicitation shall be required to be certified under the LEED-CI requirements. Fully serviced leases are sought. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements and Seismicity. The offered space can not be located within a FEMA designated floor zone. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. SUBMISSION REQUIREMENTS : Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name/address Legal property description, recent survey, and property identification numbers (PIN). Location of space in the building and date it will be available. One-eighth inch scale drawing of space offered. ANSI/BOMA defined office area/useable square feet (USF). Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. Common Area Factor used to determine the RSF. Name, address, telephone number, and email address of authorized contact. In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission AUTHORIZED CONTACTS : The General Services Administration (GSA) is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative CB Richard Ellis Real Estate Services.
