- REQUIREMENT: The United States General Services Administration seeks to identify sources and receive information on available office, warehouse, and related space for the delineated area identified below. The Government is seeking sources of approximately 27,600 RSF (yielding a minimum of 26,320 ANSI/BOMA Office Area square feet (ABOA SF)) of contiguous office space, consisting of 25,320 ABOA SF of office space and 1,000 ABOA SF of warehouse space, together with two (2) reserved and secured parking spaces. Offered space must provide direct access to a loading dock dedicated to the exclusive use of the Government and located adjacent to the required 1,000 ABOA SF of warehouse space. The loading dock must be equipped with a roll up door measuring at least 12 feet high. LOCATION: All properties submitted to the Government must be located within the following Delineated Area bounded by: North I-95/495 to Route 236, to Route 50, to I-66 (exit 57), to I-66 (exit 53) West/South I-66 (exit 53), to Route 28, to Route 234, to Route 1 East Route 234/Route 1, to Route 7100, to I-95, to I-495 OCCUPANCY: Occupancy is required to be complete by October 2011. LEASE TERM: The lease term will be a firm term of ten (10) years, with an option to renew for one (1) additional five (5) year term. EXPRESSIONS OF INTEREST MUST BE RECEIVED IN WRITING NO LATER THAN JANUARY 6, 2011 AND INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address; 2) Floor Plans identifying location and amount of space offered; 3) Rentable Square Feet Offered; 4) ANSI/BOMA Office Area Square Feet Offered; 5) Asking full service rental rate per RSF (inclusive of a GSA Warm Lit Shell and a Tenant Improvement Allowance $44.21 per ANSI/BOMA Office Area square foot); 6) Date space will be available for commencement of tenant improvements; 7) Number of parking spaces available on the premises; 8) Name, address, telephone number, and email address of individual to be contacted.
