- Expression of Interest Sought This is a modification of a requirement posted in the Federal Business Opportunities website on November 24, 2010. Since the initial posting, the lease term of the proposed requirement has changed. The Department of Veterans Affairs (VA) currently occupies 34,760 net usable square feet of clinical space in a building under lease in Savannah, GA, and has a requirement for a short term lease of this same size in the following delineated area. The offered building must be located within the following boundaries: North “ Highway 80 / Highway 26 East “ Skidaway Road/Drive South “ East/West Montgomery Cross Road / Abercorn Street / Highway 204 West “ Highway 17 / Highway 25 VA seeks to lease approximately 38,000 rentable square feet of clinical space located on one or two floors; if the space is located on two floors, those floors must be contiguous. The rentable square footage should yield 34,760 usable square feet of space. The lease term requirement is for five years including all options. The space must be available for occupancy by May 1, 2011. VA seeks a full-service lease (all utility, services, maintenance costs included in rent). VA will consider alternative space if economically advantageous. In making the determination for lease award during the solicitation phase of this procurement VA will consider, among other things, the costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and IT/telecommunications infrastructure. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable, and its location within the building; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor) (specify services and utilities included); CAD œas built floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: VA will pay no more than the appraised fair market rental value for space. Usable square footage does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
