- Description
- The United States Government seeks to lease 9,239 ANSI/BOMA Office Area square feet of contiguous office space in Warner Robins, GA. The lease term is for fifteen (15) years, ten (10) years firm. The space must be located within the Central Business District, delineated by the following boundaries: North: Watson Boulevard South: Sandefur Road I-295 East: Corder Road and Houston Lake Road West: Highway 41 The following criteria shall apply to all space considered by the Government: • The space must have easy access to available parking and public transportation for visitors and employees. • The space should not be located within the immediate vicinity of railroad tracks. • Sites which are located directly on a highway or six-lane thoroughfare shall not be considered in the following instances: o The two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; o The location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. The Government prefers street-level, contiguous (same floor). Contiguous upper floor space on one floor which meets GSA lease criteria and has handicapped accessible elevator service to the government office floor is an acceptable alternative. Elevator service shall consist of a minimum of two accessible elevators which will serve the floor proposed for the government. One of the accessible elevators may serve as a freight elevator. Space should be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space should be Class A, professional quality office space. All services, utilities and tenant improvements must be provided as part of the rental consideration. The overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. Space requiring ramps inside the office will not be acceptable. Columns in the space must be at least 20 feet from any interior wall and from each other (clear distance) and be no more than two feet square. The space must meet the Federal Government's standards for fire safety and handicapped accessibility and be located outside a 100-year floodplain. A minimum of forty-five (45) surface parking spaces shall be available at no cost, or at reasonable commercial rates, for visitors and employees within a two-block radius of the space. On-site parking shall be in accordance with local ordinance. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
