Description
The United States Government seeks to lease approximately 33,402 ANSI/BOMA Office Area square feet of contiguous office space in Lexington, KY. The lease term is for ten (10) years, five (5) years firm. Space should be ready for occupancy no later than April 1, 2012. The space must be located in Lexington, Kentucky, within the area bounded as follows: Beginning at the intersection of Harrodsburg Road and Man O' War Boulevard, to the intersection of Parkers Mill Road and Lane Allen Road to the intersection of Lane Allen Road and Clays Mill Road, to the intersection of Clays Mill Road and Springridge Drive, to the intersection of Springridge Drive and Harrodsburg Road, to the intersection of Harrodsburg Road and New Circle Road, then Eastward to the intersection of New Circle Road and Richmond Road, then northward on Richmond Road encompassing the entire area of the Lexington Mall, then reversing southward on Richmond Road to the intersection of Richmond Road and New Circle Road, then eastward on New circle road to the intersection of New Circle Road and Winchester Road, then eastward on Winchester Road (Note: Area includes the area 1,200 feet on the north side of Winchester Road) to the intersection of Winchester Road and Interstate 75 to the intersection of Interstate 75 and Man O' War Boulevard, to the intersection of Man O' War Boulevard and Palumbo Drive, to the intersection of Palumbo Drive and Yorkshire Boulevard, to the intersection of Yorkshire Boulevard and Richmond Road, to the intersection of Richmond Road and Man O' War Boulevard, then returning to the starting point at the intersection of Man O' War Boulevard and Harrodsburg Road. Space should be Class A, professional quality office space. The space must meet the Federal Government's standards for fire safety and handicapped accessibility and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required. Forty-nine (49) secured parking spaces must be available and included as part of the lease. Approximately one hundred thirty (130) surface parking spaces shall be available at no cost, or at reasonable commercial rates, for visitors and employees. On-site parking shall be in accordance with local ordinance. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
