- Expressions of Interest Due: 2 February 2011 Market Survey (Estimated): 18 February 2011 Offers Due: 7 March 2011 Occupancy (Estimated): 4 January 2013 General Services Administration (GSA) seeks to lease the following space: State: Texas City: Laredo Delineated Area: Northern Boundary : From the intersection of “ I-35 and Loop 20 ” easterly direction to where Loop 20 turns South. Eastern Boundary : From where “ Loop 20 turns South" southbound to the intersection of " Loop 20 and Hwy 59 ". Southern Boundary : From the intersection of " Loop 20 & Hwy 59 " westbound to “ McPherson Ave " then turning South on “ McPherson Ave” to “Market St” then turning East on “Market St” to the intersection of “Lincoln St” and “San Agustin Ave ". Western Boundary : San Agustin Ave northbound to Farias Street then east to San Bernardo Ave. then north to W. Del Mar Blvd. then east to I-35 then north to Loop 20 Minimum Sq. Ft. (ABOA): 16,192 Maximum Sq. Ft. (ABOA): 17,000 Space Type: Office Parking Spaces (Total): 60 Parking Spaces (Surface): 60 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: -Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. - Space must have potential for an efficient layout. Ideal space would be contiguous and on one level, but a maximum of 2 levels could be an option as long as the space stills provides an efficient layout. - Space should be located in a professional office setting and shall not be located in the vicinity of residential areas, schools, parks or churches. - The Government requires a fully serviced lease, inclusive of 60 reserved and fenced (secured) parking spaces. Total offered parking at the property must meet the more stringent of local code or SFO specifications. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • Permission to represent multiple owners for the same submission.
