- The Government has excercized a ten year renewal option for Lease number LCT04157 for the Social Security Administration in Meriden, CT that will be effective 2/1/2011. The annual rent under the renewal option shall be $163,344.00 for 6,806 rentable square feet of office space. The Government has determined that the current lessor has a sufficient history of past performance. The Government has determined that the cost of the renewal option is fair and reasonable. The existing location has already been altered to meet SSA needs. This includes special alterations and LAN systems installed to accommodate this agency. A relocation would require the duplication of this work and its associated cost would result in a much higher rental rate in replacement space. Also, the costs to physically relocate this agency and their telecommunications systems would result in increased costs to the Government. In addition the agency cannot commit to a term longer than 18 months at this time and this renewal option allows us to retain our termination rights. All of these factors combine to make the current Lessor uniquely qualified to satisfy the Government's requirements. The following comparable locations were found: Location Rate + Ops Adj. = Full Service est. + TI Allowance Net Rent 538 Preston Ave $19.50 4.00 $23.50 30.55 $54.05 639 Research PKWY$17.50 4.00 $21.50 30.55 $52.50 The option rate for a Full Service lease at the current location is $24.00/RSF. Given SSA's requirement for an 18 month firm term the TI allowance would have to be amortized over 18 months which at 6% interest results in a $30.55 TI rate which would make moving cost prohibitive as this would make the full service rate for all other locations approximately double the rent for the current location.
