- DEPARTMENT OF VETERANS AFFAIRS (VA) COMPETITION FOR EXISTING LEASE LOCATION The VA currently occupies 27,744 net usable square feet of space at 2101 South Col. Rowe Blvd., McAllen, Texas as an outpatient clinic. The lease expires on July 21, 2011. VA is conducting a competition for alternative space and will relocate if advantageous to the Government. The cost of moving, alterations, IT Infrastructure, and other factors will be considered when determining whether to relocate. The space must be on no more than one floor // two contiguous floors, and provide between 27,000 to 28,000 NUSF of space. On-site parking for 115 vehicles is required. A lease for up to 3 years with the option to terminate after the 2nd year will be considered. Occupancy required by July 21, 2011. To be considered, space must be within or bordering a delineated area as follows: South “ Elevated Canal, 2nd Street & Wichita Avenue East “ Jackson Road North “ Interstate Highway 83 West “ 10th Street Offerors must provide evidence that properties are outside the 100-year flood plain. VA staff will conduct a market survey of properties offered for lease. The Government is limited by law (41 C.F.R. § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
