- DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKS EXPRESSIONS OF INTEREST FOR A MINIMUM OF 25,194 NET USABLE SQUARE FEET FOR A RESIDENTIAL TREATMENT FACILITY IN DENVER, COLORADO REQUIREMENT: VA is seeking to lease a minimum of 25,194 net usable square feet plus 30-40 general standard sized parking spaces and 3 van-accessible, handicapped parking spaces, for dedicated use by the VA Eastern Colorado Healthcare System, plus any additional parking required by code. This 40-bed Residential Treatment Facility will be open 24 hours per day 7 days per week and will temporarily house veterans who are re-integrating into the community. The lease term shall be for a five (5) year firm term with five one (1)-year option periods. Occupancy is required by February 2012 LOCATION: The offered leased location must be in Denver, Colorado, and within the following boundaries: To the West, the line described from the intersection of State Highway 128 and State Highway 93, travelling south on State Highway 93 and continuing south to US Highway 6 to State Highway 470. To the South, the line described by traveling east on State Highway 470. To the East, the line described by traveling north on State Highway 470 to its intersection with E 120th Avenue. To the North, the line described by traveling west on E 120th Avenue to W 120th Avenue, traveling west on State Highway 128 to its intersection with State Highway 93. Properties immediately adjacent to the boundaries will be considered to be within the delineated area. If the offered premise is on more than 1 floor of a multi-story building, a minimum of two (2) elevators must be provided. VA reserves the right to amend the delineated area and/or site requirements. EXPRESSIONS OF INTEREST: Brokers and/or agents may represent the owner, but leased locations submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the ownership of the property. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING INFORMATION, AS KNOWN OR AVAILABLE. PLEASE NOTE THAT TIME IS OF THE ESSENCE SO PLEASE PROVIDE AS MUCH INFORMATION AS POSSIBLE TO ENABLE VA TO EVALUATE YOUR OFFERED PROPERTY. VA RESERVES THE RIGHT TO ELIMINATE A PROPERTY THAT FAILS TO PROVIDE SUFFICIENT INFORMATION. 1. Property location and address 2. Evidence that the governing jurisdiction allows for the operation of a Residential Treatment Facility (Residential Care Use) at the offered location 3. Rentable and usable square footage offered 4. Asking Rental Rate 5. Current use such as hotel or nursing home 6. Current state of the facility, such as occupied or vacant and details regarding circumstances 7. Date by which tenant improvements or alternations to the facility could commence 8. Existing Floor Plan(s) 9. Site Plan illustrating existing parking 10. Access to property from major transportation routes and public transportation routes 11. Site aerials, photographs of building exterior and interior, and location map 12. Describe any future development affecting the property including neighboring projects and road/public utility line construction 13. Specific information on ownership and evidence that offeror currently owns and controls the property 14. Environmental issues known to exist on the site and any remediation efforts taken or to-be-taken 15. Provide evidence that the property offered is outside the 100 year flood zone 16. Explain any known factors that might prohibit the operation of a Residential Treatment Facility on the property 17. Distance to nearest first responders (Fire Dept/ER) 18. Distance to eateries and other amenities Also, any persons or firms submitting or considering the submission of a property for lease are encouraged to contact the following with any questions or clarifications regarding this notice including the ability to respond to the information requested in this notice. A market survey of offered properties will be conducted by VA. Interested offerors should submit their property to Agent for VA, by mail or e-mail no later than 5:00 p.m. Eastern Standard Time on February 16, 2010. VA reserves the right to consider properties offered after this date that are beneficial to the government or reject such properties.
