- GENERAL ADMINISTRATION SERVICES DESIRES TO LEASE SPACE REVISION: This advertisement is a revision reflecting modification to the square footage of the procurement and a new delineated area that will better support the agency mission and to increase competition, which is in the best interest of the Government. The United States Government seeks to lease office and related support space consisting of approximately 4,838 rentable square feet in Las Vegas, Nevada. The space should yield a minimum of 4,207 ANSI/BOMA usable square feet to a maximum of 4,628 ANSI/BOMA usable square feet plus two (2) reserved on-site parking spaces for official Government use. In addition, a minimum of ten (10) public parking spaces should be commercially available within a one-quarter (1/4) walkable mile of the space offered; preferably some or all of said additional spaces shall be on-site. LOCATION: The proposed space must be located within the following delineated area: DELINEATED AREA: North: Hwy 93/95 East: 6th Street, down Fremont to Eastern Avenue South: W. Sahara Avenue West: Union Pacific Railroad/Hwy 15 TERM: The term of the proposed lease is ten (10) years, five (5) years firm. Occupancy is required on or before 6/30/2012. REQUIRED: Offered space must be contiguous and on a single floor. Fully serviced leases are sought; all services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet the Government requirements for Fire, Life-safety, Seismic and Handicapped Accessibility. Property located within a base floodplain (100 year floodplain) or wetland will not be considered. Any offered buildings must be of sound and substantial construction, well-maintained, and of modern design and/or tastefully rehabilitated to modern office space. The space shall be altered to meet the Government's requirements. Satisfactory public transportation (bus and/or light rail) and moderately priced eating establishments must be available within a walkable half mile of the space offered. Offered space must not be storefront ground floor retail style but should be typical office building space with access from interior common area lobby and/or corridor. Space located on the second floor or above is preferred. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name/address Floor plan demonstrating location of space in the building, the ANSI/BOMA and Rentable Square Feet Date the space will be available Rental rate per rentable square foot, specifying services, utilities, and tenant improvement allowance included. Name, address, telephone number, and email address of authorized contact. In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Julian J.
