The Government is considering whether to remain in its existing leased space or relocate to alternative space if it would be economically advantageous for the Government. The Government will consider relocation if alternative space can satisfy the Government s requirements and costs including, but not limited to, rent, tenant improvements, physical move, above-standard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. The costs for relocation and improvements are estimated to be $2,564,600. VA is seeking to lease 39,829 net usable square feet of contiguous office space. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. The building and parking area must be fully accessible meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). Location: The space must be located within the following delineated area of the City of New Orleans, LA: North: Tulane Avenue West: South Claiborne Avenue South: Poydras Street East: Loyola Avenue/Elks Place Lease Term: Five (5) years firm fully serviced, with three (3) one-year option periods to follow. Availability: The occupancy date is September 2011. EXPRESSIONS SHOULD INCLUDE THE FOLLOWING INFORMATION AND MUST BE RECEIVED IN WRITING NO LATER THAN February 18, 2011. 1. Building name or development site, address, age of building and owner. 2. Total net usable square feet. 3. Rental rate 4. Scaled building plans and site drawings, which detail the number of parking spaces. 5. Name, address, telephone number and email address of authorized contact. Note: The government will pay no more than the appraised fair market rental value for space. This is not a solicitation for offer, nor a request for proposals.
