Description
United States Government Request for Information Patient Care Annex BIRMINGHAM, ALABAMA The United States Government (The Department of Veterans Affairs (VA)) is seeking information to lease approximately 50,500 net usable square feet for use as a VA patient care annex (PCA). Space may be provided by new construction or a build-to-suit building or by alterations to an existing building. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The space may be located on up to four (4) contiguous floors from the ground up. No underground space will be considered. The space to be provided must have a floor live load capacity of not less than 100 pounds per square foot unreduced throughout. The selected building must comply with the Interagency Security Committee Security Design Criteria for New Federal Office Buildings and Major Modernization Projects as well as other security guidelines, which will be provided during the solicitation for offers process. The proposed site must provide, at a minimum, 350 parking spaces adjacent to the building. The building and parking area must be fully accessible, meeting all requirements of the Americans with Disabilities Act (ADA) and the Uniform Federal Accessibility Standards (UFAS). The building must be Leadership in Energy and Environmental Design (LEED) Silver certified. The lease shall be up to twenty (20) years firm term. Anticipated acreage for a build-to-suit site is 5 to 8 acres. Any existing building must meet all current federal seismic criteria. Delineated area: The delineated area is defined as follows: Within a ten (10) mile radius of: 700 South 19th Street Birmingham, AL Expressions of Interest Should Include: 1.Name, address, telephone number and e-mail address of the offeror. 2.Map highlighting the location of the proposed location. 3.Address of the building or land. 4.Site plan of the existing building or plot of land. 5.If a new building is proposed, how will the proposed parking be constructed. 6.Total BOMA rentable square feet, existing or proposed. The land area if a site is offered. 7.If an existing building is proposed, submission must include scaled building plans and age. If a new building is proposed, building renderings and site drawings must be provided. In all cases, a site plan which details the number of parking spaces provided must be included. 8.Evidence that the property is outside the 100-year flood plain. 9.Sites with environmental issues will not be accepted.
