Description

Space Requirement The United States Government is seeking an existing facility in Los Angeles, California, for the Social Security Administration comprised of approximately 15,718 rentable square feet of space yielding a minimum of 13,668 ANSI/BOMA Office Area (ABOA) square feet to a maximum of 14,531 ABOA square feet along with 6 reserved parking spaces. Require first floor space, or if upper floors contiguous space (on one floor) with a minimum of two accessible elevators. One accessible elevator may serve as freight elevator. Space must be fully serviced including all utilities, janitorial and grounds maintenance services. Location To warrant consideration, the property must lie within the following boundaries: North: 118 Highway to Rinaldi Avenue South: 101 Highway East: Tampa Avenue West: Topanga Canyon Boulevard Lease Term: 15 years, 10 years firm Occupancy: Occupancy is expected to be no later than December 2012. Standard Conditions and Requirements: The space offered must be fully serviced in a quality building of sound and substantial construction, either a new, modern building, or one that has undergone restoration or rehabilitation for the intended use. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. Expressions of Interest should be submitted to the following person and address in writing and should provide all of the following information: 1) Building name and address 2) Rentable and usable square feet offered, including floorplate size and floorplan 3) Method of measurement used to determine rentable square footage 4) Common Area Factor (load factor) for available space 5) Location map 6) Aerial photo 7) Prominent features 8) Available amenities 9) Parking amenities 10) Photos of building and photos of interior space Proposals submitted by agents for the recorded owner of the building must be accompanied by documentary evidence satisfactory to the Government of the agent's authority to make an offer on behalf of the record owner. This advertisement is not a basis for negotiations and the right is hereby reserved, as the interest of the Government may require it, to reject any or all offers and give consideration to sites other than those offered in response to this advertisement. How to offer: Fee title owners, or their duly authorized representatives (owners, developers, brokers, or their legal representatives), are invited to submit expressions of interest no later than 4:30PM, PST, February 25, 2011. Submittals received after this deadline shall not be considered. If the Government decides to view an offered building, a representative must be available to tour the Government through the space the week of March 7, 2011. The exact date and time will be determined if selected.
