- THE DEPARTMENT OF VETERANS AFFAIRS IS SEEKING CLINICAL SPACE IN THE DUBOIS, PENNSYLVANIA AREA The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield no less than 13,140 and no more than 14,454 of contiguous net usable square feet within the boundaries established below in the DuBois, Pennsylvania area. This space is for use as a Community Based Outpatient Clinic (CBOC) by the James E. Van Zandt VA Medical Center, Altoona, Pennsylvania. All space must be located on the first floor of a building and must meet all Government requirements for fire safety and handicapped accessibility. On-site parking for a minimum of 100 vehicles is required. The Government will consider both existing and build to suit properties. A lease for a base period of ten (10) years with five (5) additional one (1) year option periods for a total of 15 years will be considered. Space is required to be located within the DuBois area, specifically space will only be acceptable if it is within or fronting the boundaries outlined below. Beginning in the northwest corner of DuBois at Rich Hwy/US-219 South to PA-830 West/Slab Run Road to Larkeytown Road to West Long Avenue to 4th Street/Central Christian Road to Wayne Road to Buffalo-Pittsburgh Highway/US-119S to Twenty-Eight Division Highway/US-322 East to Oklahoma Salem Road to T386 to 13th Street to Chestnut Avenue to Shaffer Road/State Route 4017 to East DuBois Avenue/PA-255 North to Bee Line Highway/PA-255 North to Mountain Run Road/State Route 4021 to Pine Grove School Road to Bundy Cemetery Road to Hungry Hollow Road to Bay Road to South Martin Road to Flamingo Road to Port-Au-Prince Road to Lansing Road to Cap Haitien Road to Treasure Lake Road to Harborview Road to Bay Road to Clear Run Road to Lundgren Road to Greenwood Road to Lundgren Road to Clear Run Road to Hetrick Road to Juniata Street Extension to Juniata Street Extension/T426 to Juniata Street to West Sheridan Avenue to McClure Street and ending at West DuBois Avenue/US-219 North.
