- Description
- The United States Government ("Government") currently occupies modern office space in an office building under a lease in Madison, WI that will be expiring. The Government is interested in leasing approximately 7,182 rentable square feet of contiguous office and related space. The rentable space must yield a minimum of 6,725 ANSI/BOMA ("Useable") square feet. The anticipated term is 10 years, 5 years firm as a fully serviced lease. The space must be available for occupancy by April 1, 2011. The delineated area is as follows: North, Hanson Rd.; East, Felland Rd; South, Lien Rd; West; Portage Rd. Other applicable requirements include: • Buildings offered for consideration must be of sound and substantial construction with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations including, but not limited to NFPA 101 standards for fire and life safety, accessibility, OSHA, and seismic protection. The Government is considering alternative space only if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at is current location. In making this determination, the Government will consider among other things, the availability of alternate space that can potentially satisfy the Government's requirements, as well as costs likely to be incurred through relocation, such as physical move costs, telecommunications infrastructure, and replication of tenant improvements. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum. (This is not an invitation for bids or a request for proposals): •1) Building name/address •2) Location of space in the building and date it will be available. •3) ANSI/BOMA defined office area/useable square feet (USF) •4) Rentable Square Feet (RSF) offered. •5) Rental rate per rentable square foot, specifying the breakdown of services, utilities, operating expenses and the tenant improvement allowance included. •6) Name, address, telephone number, and email address of authorized contact.
