- REQUIREMENT The United States Government currently occupies office and related space at 1825 Century Boulevard, Atlanta, GA 30345-3319 under a lease that will be expiring in 2012. The Government is seeking to lease approximately 100,800 contiguous ANSI/BOMA RSF (Rentable Square Feet) of office and related space yielding a minimum of contiguous 86,653 ANSI/BOMA Office Area Square Feet (OASF) together with 6 reserved surface parking spaces. The lease term requirement is for five (5) years firm. The space must be available for occupancy by May 25, 2012. The delineated area is within one (1) mile radius of the current location. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement, or pursue a sole source justification and exercise a one time five (5) year renewal option to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. OWNERS & AGENTS: Owners or their exclusive listing agency ONLY may submit properties for consideration. The Government's decision regarding whether to relocate will be based, in part, on information received in responses to this advertisement and must constitute an economic advantage to the Government. The quoted rental rate for a new location must include all tenant improvement costs required to duplicate the current space to sufficiently meet the agencies requirements. Any alternate location submitted must also include all costs associated with the physical relocation of the personnel and equipment, as well as the costs to move/install the data and telecommunications lines Space must be available for occupancy by no later than May 24, 2012. Expressions of interest in the project can be submitted in letter form only to the Contracting Officer below, at the email address below, and must include the following information.
