Expressions of Interest Due: 23 February 2011 Market Survey (Estimated): 2 March 2011 Offers Due (Estimated): April 2011 Occupancy (Estimated): August 2012 General Services Administration (GSA) seeks to lease the following space: State: Maryland City: Baltimore Delineated Area: Central Business District of Baltimore, Maryland I-83 Intersection with East Centre Street, West to MLK Blvd, South to I-395, North to Conway Street, East to Light Street, North to East Pratt Street, East to East Falls Ave, South to Aliceanna Street, East to President Street, North to I-83 until intersection with East Centre Street Minimum Sq. Ft. (ABOA): 7,600 Maximum Sq. Ft. (ABOA): 7,980 Space Type: Office Parking Spaces (Total): 4 reserved, structured parking spaces Full Term: 10 years Firm Term: 5 years Option Term: 5 years Additional Requirements: - Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. - Space must have potential for an efficient layout. Space must be contiguous and on one level. - The Government requires a fully serviced lease Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Location of space in the building and date it will be available. • Available parking and proximity to the building • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/RSF and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission.
