- DEPARTMENT OF VETERANS AFFAIRS (VA) COMPETITION FOR EXISTING LEASE LOCATION The VA currently occupies 9,440 net usable square feet (nusf) of office space at 2301 E. Lamar Boulevard, Arlington, TX 76006. The current lease expires on January 31, 2012. The VA is seeking to lease an additional 3,608 nusf, for a total lease space of 13,048 nusf. The VA is conducting a competition for alternative space and will relocate if advantageous to the Government. The cost of moving, alterations, IT infrastructure, and Lease buy-out costs will be factored when determining whether to relocate. The space must be on no more than one floor, and provide between 12,000 to 14,000 net usable sq feet of space. On-site parking for 70 vehicles is required. A full service lease for up to 5 years with the government having 120 day termination rights will be considered. Occupancy required by May 1, 2010. To be considered, space must be within the city limits of Arlington, TX bordering a delineated area as follows: North - Avenue JSouth - Tom Landry Fwy/ I-30 East - TX 360 Frontage RdWest - Ballpark Way Offerors must provide evidence that properties are outside the 100-year flood plain. A market survey of properties offered for lease will be conducted by the VA. The Government is limited by law (41 C.F.R. § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
