- THE U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 46,197 rSF (40,172 USF) OF OFFICE SPACE IN PEACHTREE CITY, GA (1GA2078) The United States Government currently occupies office and related space at 700 West Park Drive, Peachtree City Georgia under lease that will be expiring. The Government is seeking to lease approximately 46,197 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 40,172 contiguous ANSI/BOMA Office area square feet (OSF) together with 226 surface parking spaces. The lease term requirement is for ten (10) years, five (5) years firm. The space must be available for occupancy by May 1, 2012. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to negotiate a succeeding lease. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. DELINEATED AREA: North: N. PEACHTREE PARKWAY; South: HWY 54; East: N. PEACHTREE PARKWAY; West: HWY 74. Space shall be located 1) in an office research, technology, or business park that is modern in design with a campus-like atmosphere; or 2) on an attractively - landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All space must be contiguous within any offered building. OWNERS & AGENTS: Owners or their exclusive listing agency ONLY may submit properties. Expressions of interest in the project can be submitted in letter form only to the email address below and must include the following information. Please refer to Project 1GA2078 in all inquiries. • Building name and address and location of the available space within the building. •· Rentable square feet available and expected rental rate per rentable square foot, fully serviced. • ANSI/BOMA Office area square feet (OASF) to be offered and expected rental rate per OASF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability. • Method of rentable space measurement. • Building ownership information. • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable Forward pertinent information by 3:30 pm EDT, March 21, 2011. Submission received after 3:30 pm EDT March 21, 2011 will not be considered. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
