Expressions of Interest Due: 23 March 2011 Market Survey (Estimated): 31 March 2011 Offers Due (Estimated): 31 May 2011 Occupancy (Estimated): Forty (40) Working Days from GSA Notice to Proceed with TI Construction General Services Administration (GSA) seeks to lease the following space: State: New York City: Bronx Delineated Area: A northern line continuing west starting at Watt Avenue to Middletown Road to Interstate 678 north to Bronx & Pelham Parkway to Eastchester Road to Silver Street to East Tremont Avenue to the Bronx River Parkway to Interstate 95 to the river and Long Island Sound on the south and east of the peninsula. Minimum Sq. Ft. (ABOA): 3,240 Maximum Sq. Ft. (ABOA): 3,400 Space Type: Office Parking Spaces (Total): 20 Parking Spaces (Surface): 20 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: - Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. - Space must have potential for an efficient layout. - The Government requires a fully serviced lease, inclusive of 20 surface parking spaces. Total offered parking at the property must meet the more stringent of local code or SFO specifications. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address. • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (ABOA SF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Common Area Factor used to determine the RSF. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations.
