Description
UNITED STATES GOVERNMENT SEEKS EXPRESSION OF INTEREST FOR OFFICE AND LAB SPACE IN Topeka, Kansas The United States Government seeks to lease commercial office, lab and related space consisting of approximately 13,700 ANSI/BOMA usable square feet (USF)/ 15,700 rentable square feet (RSF) in Wichita, Kansas. Secure parking is required for 30 vehicles. The office shall be first class office space and be located in a new or modern building that projects a professional and aesthetically pleasing appearance. The lab space shall be adjacent to the office space. Rental or flex space is not acceptable. Occupancy would be required on or before December 1, 2012. This advertisement is not a basis for negotiation. The government reserves the right to reject any or all expressions of interest and give consideration to properties other than those offered in response to this advertisement. AMOUNT: Approximately 15,700 RSF yielding a minimum of 13,674 ANSI/BOMA USF LOCATION: Offered space must be within the following delineated area: North: 46 th Street South: SW 37 th Street East: Kansas Avenue West: SW Auburn Road/NW Humphrey Road REQUIRED: Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility. The proposed lease should be fully serviced. Space must meet or be adapted to meet agency specific requirements. Space must be located on the 1 st floor of the building. Site should be able to accommodate tractor-trailer trucks, vehicles pulling stock trailers, and other large vehicles transporting livestock. Adequate seclusion of the site is desired to avoid distress of livestock. Site should allow quick access to main highways. TERM: The lease shall be for a term of ten (10) years, five (5) years firm term with the Government having the right to terminate with ninety (90) days written notice after the initial five (5) years firm term.
