- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: District of Columbia County: District of Columbia City: Washington Delineated Area: North: Independence Ave, SW; South: Maine Ave, SW and I-395; West: 14 th St, SW, East: 2 nd St, SW Minimum Sq. Ft. (ABOA): 11,500 Maximum Sq. Ft. (ABOA): 11,500 Space Type: Office Parking Spaces (Total): The parking-to-square-foot ratio available on-site shall at least meet current local code requirements Full Term: 5 years Firm Term: 5 years Option Term: 5 years Additional Requirements: Subleases are not acceptable. Space shall not be in the 100-year flood plain. The Government intends to use this information from prospective sources to issue a Solicitation for Offers. The required occupancy date is no later than October 1, 2011. Whether or not an offered building can meet the required occupancy date is in the sole discretion of the Contracting Officer. Buildings offered for consideration must have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and seismic protection by the required occupancy date. Expressions of Interest Due: April 5, 2011 Market Survey (Estimated): April 2011 Offers Due : May 2011 Occupancy (Estimated): October 1, 2011 EXPRESSIONS OF INTEREST MUST BE RECEIVED IN WRITING NO LATER THAN 4:00 PM April 5, 2011, AND SHOULD INCLUDE THE FOLLOWING INFORMATION AT A MINIMUM: •· Building name and address; •· Location of space in the building and date of availability; •· Name of closest operational Metro Rail Station and distance in walkable linear feet from the offered building; •· ANSI/BOMA defined office area/usable square feet (USF) Offered and Rentable Square Feet (RSF) offered identifying the specific floors and square footage on each (with Common Area Factor); •· Rental rate per rentable square foot (based on the GSA Warm Lit Shell). •· Evidence of ability to meet the required occupancy date of no later than October 1, 2011; •· Name, address, telephone number, and email address of authorized contact. Authorized Contacts: In no event shall the Offeror enter into negotiations or discussions concerning this space requirement with any Federal Agency other than the offices and employees of the General Services Administration (GSA).
