Description
The United States Government seeks to lease approximately 11,778 ANSI/BOMA Office Area square feet of contiguous office space in Greenville, NC. The lease term is for ten (10) years, five (5) years firm. Space should be ready for occupancy no later than March 1, 2013. The space must be located within the area delineated by the following boundaries: o North: Dickinson Ave. to 10 th St. to Greenville Blvd. o South: Fire Tower Rd. at Memorial Dr. to 14 th St. o East: Greenville Blvd. at 10 th St. to 14 th St. to Fire Tower Rd. o West: Arlington Rd. at Dickinson Ave. to Memorial Dr. to Fire Tower Rd. First consideration will be given to historic properties and locations within the Central Business Area (CBA) of Greenville, NC. If none are available, non-historic properties will be considered in the CBA. All others within the expanded delineated area described below will be considered if adequate competition is not found in the CBA. The following criteria shall apply to all space considered by the Government: The space should not be located within the immediate vicinity of railroad tracks. The Government prefers street-level, contiguous (same floor). Contiguous upper floor space on one floor which meets GSA lease criteria and has handicapped accessible elevator service to the government office floor is an acceptable alternative. It is preferred that the storage and/or multipurpose rooms are located contiguous with the main office space. However, these rooms only, and their associated square footage, may be separated from the main office area by a public corridor. Space should be Class A, professional quality office space. The overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. It is preferred that blocks of space allow maximum flexibility for furniture placement, i.e., few or no columns or other obstructions, rectangular in shape, no curves or off-sets, and with large open areas. Space requiring ramps inside the office will not be acceptable. Columns in the space must be at least 20 feet from any interior wall and from each other (clear distance) and be no more than two feet square. The space must meet the Federal Government's standards for fire safety and handicapped accessibility and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required. A minimum of sixty five (65) surface parking spaces shall be available at no cost, or at reasonable commercial rates, for visitors and employees within a two-block radius of the space. On-site parking shall be in accordance with local ordinance. Public transportation should be available within three (3) blocks of the building entrance. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
