Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Washington, DC County: N/A City: Washington, DC Delineated Area: Washington, DC Central Employment Area Minimum Sq. Ft. (ABOA): 47,000 Maximum Sq. Ft. (ABOA): 52,000 Space Type: Office Parking Spaces (Total): N/A Full Term: 5 years Firm Term: 5 years Option Term: N/A Additional Requirements: 2640 Walkable Linear Feet from metro rail stop The United States Government currently occupies approximately 47,000 useable (now known as BOASF) sq. ft of office and related space in a building under lease in Washington, DC, that will be expiring in 2012. The Government is considering whether to remain in its existing lease space or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as cost likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, etc. The Government's decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of it's response to this advertisements, the Government reserves the right to assume that the building in question cannot meet the Government's requirement. Buildings offered for consideration must have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and seismic protection by the required occupancy date. Expressions of Interest Due: April 13, 2011 Market Survey (Estimated): April 25, 2011 Offers Due : May 13, 2011 Occupancy (Estimated): August, 2012 EXPRESSIONS OF INTEREST MUST BE RECEIVED IN WRITING NO LATER THAN 5:00 PM April 13, 2011, AND SHOULD INCLUDE THE FOLLOWING INFORMATION AT A MINIMUM: •· Building name and address; •· Location of space in the building and date of availability; •· ANSI/BOMA defined office area/usable square feet (USF) Offered and Rentable Square Feet (RSF) offered identifying the specific floors and square footage on each (with Common Area Factor); •· Rental rate per rentable square foot (based on the GSA Warm Lit Shell). •· Name, address, telephone number, and email address of authorized contact. Authorized Contacts: In no event shall the Offeror enter into negotiations or discussions concerning this space requirement with any Federal Agency other than the offices and employees of the General Services Administration (GSA).
