Description
The United States Government is seeking expressions of interest for a new lease to be located in El Centro, California for The Department of Justice, Executive Office of Immigration Review. The proposed lease shall be located within the El Centro and Imperial, CA Central Business Area. The Government requires 10,539 ANSI/BOMA contiguous Office Area Square Feet and related space. The office area must be on a contiguous floor together with 4 on-site reserved parking spaces. The proposed lease is for ten (10) years, five (5) years firm and must be fully-serviced. The offered space must meet Government requirements for Seismic Safety, Fire Safety and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. Property located within a base floodplain or wetland will not be considered. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing, submitted to the below address on April 18 th, 2011 by 4:00pm PST and should include the following information at minimum (This is not an invitation for bids or request for proposals): •· Building name/address •· Legal property description, recent survey and property identification (PIN) •· Location of space in the building and date it will be available •· ANSI/BOMA defined office area/useable square feet (USF) •· Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities and tenant improvement allowance included •· Common area factor used to determine the RSF •· Name, address, telephone number and email address of authorized contact •· All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. •· In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission Interested parties should submit pertinent information to: Claire Crawford US General Services Administration 401 West A Street, Ste 2075 San Diego, CA 92101 (619) 557-5025
