- The United States Government seeks to lease class 'A' contiguous office space. The space offered must consist of approximately 4,626 rentable square feet in Dunkirk, NY. The space should yield a minimum of 4,023 ANSI/BOMA usable square feet to a maximum of 4,224 ANSI/BOMA usable square feet. Contiguous space on a single floor is preferred. Space on no more than two (2) contiguous floors may be considered, provided that if space is offered on more than one floor, at least 85% of the space must be contiguous on one floor. The space must be serviced by at least two (2) elevators, one of which may serve as a freight elevator. Space below grade is unacceptable. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. LEASE TERM: Ten (10) years, five (5) years firm with sixty (60) days cancellation notice. DELINEATED AREA: Dunkirk, New York as described by the area below: Northern Boundary: Lakeshore Drive Eastern Boundary: Main Street Southern Boundary: Seventh Avenue Western Boundary: Central Avenue EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN APRIL 04, 2011 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: Building name and address, and location of space in the building Legal description One-eighth inch scale drawing of the space being offered ANSI/BOMA defined Office Area Square Feet Rentable Square Feet offered and Rental Rate per square foot. (Specifying services, utilities, electricity and tenant improvement allowance included) Percentage of Common Area Factor used to determine the Rentable Square Feet Name, address, telephone number and email address of individual to be contacted Submissions by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
