- REQUIREMENT The United States Government currently occupies office and related space in a building under lease in Niagara County in the city of Lockport, NY that will be expiring. The Government is seeking a succeeding lease for approximately 4,300 contiguous rentable square feet of office and related space. The rentable space must yield between 3,258 - 3700 ANSI/BOMA Office area square feet (OASF)of first class, high quality contiguous office space. The space must be available for occupancy on or before 9/1/2011. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. DELINEATED AREA To be considered, office location must be within the boundaries on the North By: Route 104; South By: Lopckport Rd/Dysinger Rd/Bunkerhill Rd, East by: Gasport Rd and West by: Townline Rd (Route 93). - 10 year term OTHER REQUIREMENTS - 30 on-site paved surface parking spaces - Preference will be given to first floor space - Space must be contiguous - Specific Information Technology requirements OCCUPANCY Occupancy is required by 9/1/2011. Expression of interest must be received by the contact no later than 11:59 PM Eastern Standard Time. on April 15, 2011 and should include the following information: - Building name, address and location of the available space - Rentable square feet available and expected full service rental rate - ANSI/BOMA Office area square feet, to be offered and expected rental rate per OASF, fully serviced.
