- U.S. GOVERNMENT WANTS TO LEASE SPACE IN Johnson county, KANSAS (SFO#0KS2027) REQUIREMENT: General Services Administration (GSA) is interested in leasing office space consisting of approximately 13,400 rentable square feet. Rentable space must yield approximately 11,700 ANSI/BOMA office area square feet of office and related space. Seventy (70) on-site, surface parking spaces are also required. LEASE TERM: 10 years; 7 years firm term. UNIQUE REQUIREMENTS: The building must be located in a commercial office district with attractive, professional surroundings and a prevalence of contemporary design and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. The space must be fully serviced, including all utilities, parking, janitorial, landscaping and snow/ice removal services. Space must have the potential for efficient layout on no more than one floor; columns must be at least 20 feet apart center to center, 20 feet from any interior wall, and no more than two foot square; the space should not be "U" or "L" shaped or exceed a length to width ratio of 2:3. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. The space must be convenient to the visiting public and accessible by the government at all times. First floor space is preferred but other than first floor space will be considered with a minimum of 2 elevators. Tenant alterations are to be provided as part of the rental consideration. Space must meet or be adapted to meet agency specific requirements. LOCATION: Offered properties must be located within Johnson County, Kansas within the following delineated area: North - Shawnee Mission Parkway West - K-7 South - 119 th St. East - I-35 Offered properties which front the boundary line streets will be considered to be within the area of consideration. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
