- Description
- The US Department of Agriculture Forest Service currently occupies office and related space in a building under lease in Superior, Montana, that will be expiring. The Forest Service is seeking to lease approximately 9,700 contiguous usable square feet/11,200 rentable square feet of office and related space. On site parking for 11 vehicles is required. The lease term requirement is for 20 years, cancellable after 15 years. The space must be available for occupancy by March 14, 2012. The delineated area is within the city limits of Superior, Montana. Other applicable requirements include: • Proximity to and Northwest of Highway 90 • Parking for 11 vehicles, including accessible parking space(s) • Full Service Lease Requirement (not limited to all utilities, janitorial services, landscaping, pest control, heating, air conditioning, plumbing, miscellaneous) • Sole tenancy • Security (ie. lobby, building access, interior spaces access, as applicable) • Others The Forest Service is considering alternative space if economically advantageous. The Forest Service will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or purse a sole source justification to remain at its current location. In making this determination, the Forest Service will consider, among other things, the availability of alternate space that potential can satisfy the Forest Service's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Expressions of interest must be submitted to the address below by 5:00 PM on April 29, 2011 and must include the following information: • Building name and address and location of the available space. • Rentable square feet available and expected annual rental rate per rentable square foot, fully serviced. • Date of space availability. • Method of rentable space measurement. • Building ownership information. • Amount of parking available on-site. • Energy efficiency and renewable energy features existing within building. • List of building services provided. The Forest Service's decision regarding whether to relocate will be based, in part, on the information received in response to this advertisement.
