- Description
- The United States Government currently occupies office and related space in a building under lease in Williston, VT, that will be expiring. The Government is seeking to lease approximately 7,972 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 6,932 ANSI/BOMA Office area square feet (OASF). The lease term requirement is for ten years with cancellation rights after five years. The spacemust be available for occupancy by September 1, 2011. The delineated area is as follows: North: Starting at the intersection of Kennedy Drive and Route 2 (Williston Road). East along Williston Road to St George Road. East: South along St George Road to Interstate 89 (Vietnam Veterans Memorial Highway). South: West along Route 89 to where it meets Route 116 (Hinesburg Road). West: North along Route 116 to intersection of Old Farm Road. North along Old Farm Road to intersection of Kimball Ave. West along Kimball Ave to intersection of Kennedy Drive. North along Kennedy Drive to intersection of Route 2. Other applicable requirements include: 40 parking spaces must be available on site or available within 660 linear feet of the space offered. Satisfactory public transportation (bus and/or light rail) must be available within 1,500 linear feet of the space offered. The offered space must meet Government requirements for Fire and Life Safety and ABAAS compliance. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
