- U.S. GOVERNMENT – Expressions of Interest Sought The United States Government currently occupies office and related space in a building under lease in Denton, Texas that will be expiring. General Services Administration (GSA) seeks to lease class ‘A’ office space in the following area: State: Texas City: Denton Delineated Area: Central Business District (CBD) of Denton, TX. The boundaries of the CBD are, from north to south, both sides of Locust and Elm from University to Eagle. The western boundary is Carroll Boulevard and includes the area between Congress and Sycamore. The eastern boundary is Bell Avenue and includes the area between Withers and Oak (the Civic Center Complex). The southern boundary is the railroad tracks and includes all the area west and to the south of Eagle. Minimum Sq. Ft. (ABOA): 12,918 Maximum Sq. Ft. (ABOA): 13,564 Space Type: Office Parking Spaces (Total): 42 Parking Spaces (Surface): 42 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 42 Full Term: 10 Firm Term: 5 Option Term: Additional Requirements: 􀂃 An additional, 40 parking spaces must be available within a ½ block radiusfor custsomer usage 􀂃 Space must be contiguous 􀂃 Space must be located on first (ground) floor The space shall consist of approximately 14,856 rentable square feet yielding 12,918 ANSI/BOMA useable square feet of office and related space. The space will be occupied by the Social Security Administration. Offered space must meet Government requirements for fire and life safety, Architectural Barriers Act Accessibility Standards (ABBAS) requirements,and seismic and sustainability standards per the terms of the Lease. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections. Space shall not be located within the 100/500 year flood plain or wetland unless the Government has determined it to be the only practicable alternative. Space should not be located near establishments where alcoholic beverages are primarily sold or served, or where there are tenants related to drug treatment or detention facilities. Space will not be considered where apartment space or other living quarters are located within the building. Public transportation must be available within the lesser of 600 feet or two (2) blocks from the building entrance. Public transportation must be available at regularly scheduled times during the entire workday, and the route from the bus stop to the building shall be accessible for the mobility impaired. Sites which are located directly on a highway or thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from with direction within one block; (2) if the location access is directly from a highway, unless there is a traffic control device with two blocks or equivalent from the proposed office space. Locations must be as convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area. The Government required a fully serviced lease including a total of (82) parking spaces. Onsite parking for employees, forty-two (42) of the total parking spaces, shall be secured by an 8’ fence Office space must be contiguous, located on one level without being split by a public corridor, and located on the first (ground) floor. Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include but will not be limited to: size and location of the interior fire (support) walls, size and number of columns, column placements, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, and angles, curves, or offsets that will result in an inefficient use of space. Columns must be at least 20 feet apart (center to center) and 20 feet from any interior wall and be not more than one foot square. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. The ratio of width to length should not exceed 2:3. Indicate whether or not quoted rental rate includes an amount for tenant improvement and state the amount, if any; - Date of space availability; - Method of rentable space measurement; - Building ownership information; - Amount of parking available on site and its cost. Include whether expected rental rates include the cost of the required Government parking, if any; - Energy efficiency and renewable energy features existing within the building; and - List of building services provided.
