- UNITED STATES GOVERNMENT Seeks Existing Leased Warehouse/Office Space Located in Williston, VT Project Number 8VT2014-A The United States Government currently occupies warehouse/ office and related space in a building under lease in Williston, VT, that will be expiring. The Government seeks to lease approximately 35,277 RSF yielding 30,930 ANSI/BOMA Office Area square feet of warehouse/office and related space in Williston, VT. The space shall yield a minimum of 9,301 ANSI/BOMA square feet of office space and a minimum of 21,629 square feet of warehouse space. The lease term requirement is for 10 years firm and must be available for occupancy by October 1, 2011. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non¬productive agency downtime. The Space must meet requirements for fire-safety, seismic safety, and sustainability energy star standards per the terms of the solicitation, plus handicapped access in accordance with ABASS guidelines. Space shall be ready for occupancy no later than October 1, 2011. The propose lease shall be fully-serviced. Offered space shall not be located within 100/500 year-floodplain. The delineated area is as follows: North: Starting out at the intersection of Vermont 2A and Rivercove Road, south along Vermont 2A to the intersection of Mountain View Road. East along Mountain View Road to the intersection of N. Williston Road. East: South along N. Williston Road to the intersection of Old Creamery Road. South: West along Old Creamery Road to Vermont 2A. North along Vermont 2A to the intersection of Walker Hill Road. West along Walker Hill Road to the intersection of S. Brownell Road. South along S. Brownell Road to Van Sicklen Road. West along Van Sicklen Road to Route 116 (Hinesburgh Road). West: North along Route 116 to Old Farm Road. North along Old Farm Road to Kimball Avenue. West along Kimball Avenue to Kennedy Drive. North along Kennedy Drive to the intersection of Airport Drive and White Street. West along White Street to Airport Parkway. North along Airport Parkway to the intersection of Shamrock Road (National Guard Avenue). East along National Guard Avenue to the intersection of Vermont 2A. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN 5:00 PM EST on Wednesday, April 20, 2011 AND INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Legal description. 3) 1/8 inch scale drawing of space offered. 4) ANSI/BOMA defined Office Area Square Feet. 5) Rentable Square Feet Offered. 6) Full Service rental rate broken down by shell and operating Costs. 7) Percentage of Common Area Factor used to determine the Rentable Square Feet. 8) Number of parking spaces available on the premises. 9) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. Please include reference to 8VT2014-A.
