- Expressions of Interest Sought The U. S. Government currently occupies office and related space in a building under lease in New Orleans, LA that will be expiring. The Government requires office and related space yielding a minimum of 211 ANSI/BOMA office area (ABOA) square feet. The lease term requirement is for ten (10) years. The space must be available for occupancy by 12/01/2011. The delineated area is described below: Western Boundary: •· From the intersection of Pontchartrain Expy. and S. Claiborne Ave. in a northeastern direction following S. Claiborne Ave. to the intersection of S. Claiborne Ave. and Iberville St.; Northern Boundary •· from the intersection of S. Claiborne Ave. and Iberville St. in an southeastern direction following Iberville St. to the intersection of Iberville St. and Canal St.; •· from the intersection of Iberville St. and Canal St. in an eastern direction following Canal St. to the intersection of Canal St. and Mississippi River; Eastern Boundary •· from the intersection of Canal St. and Mississippi River in a southern direction following the Mississippi River to the intersection of Mississippi River and Pontchartrain Expy; Southern Boundary •· from the intersection of Mississippi River and Pontchartrain Expy. in a western direction following Pontchartrain Expy. to the intersection of Pontchartrain Expy. and S. Claiborne Ave. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, any necessary security enhancements, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; -- Date of space availability; -- Building ownership information; -- Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; -- Energy efficiency and renewable energy features existing within the building; and -- List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
