Description
Expressions of Interest Sought The U. S. Government currently occupies office and related space in a building under lease in Brownsville, Texas that will be expiring. The Government requires office and related space yielding a minimum of 8,950 ANSI/BOMA office area (ABOA) square feet. The lease term requirement is for ten (10) years. The space must be available for occupancy by 8/23/2011. The delineated area is described below: Western Boundary: •· From the intersection of E. Price Rd. and US Hwy 77/83 in a northern direction following US Hwy 77/83 to the intersection of US Hwy 77/83 and Farm to Market (FM) 511; Northern Boundary •· from the intersection of US Hwy 77/83 and FM 511 in an eastern direction following FM 511 to the intersection of FM 511 and Arroyo Blvd.; Eastern Boundary •· from the intersection of FM 511 and Arroyo Blvd. in a southern direction following Arroyo Blvd. to the intersection of Arroyo Blvd. and County Road (CR) 3248; •· from the intersection of Arroyo Blvd. and CR 3248 in an eastern direction following CR 3248 to the intersection of CR 3248 and Dana Ave.; •· from the intersection of CR 3248 and Dana Ave. in a southern direction following Dana Ave. to the intersection of Dana Ave. and FM 802; Southern Boundary •· from the intersection of Dana Ave. and FM 802 in a western direction following FM 802 to the intersection of FM 802 and Paredes Line Rd.; •· from the intersection of FM 802 and Paredes Line Rd. in a southern direction following Paredes Line Rd. to the intersection of Paredes Line Rd. and E. Price Rd.; •· from the intersection of Paredes Line Rd. and E. Price Rd. in a western direction following E. Price Rd. to the intersection of E. Price Rd. and US Hwy 77/83. Other applicable requirements include the following features: •- Parking for thirty-six (36) official Government vehicles The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, any necessary security enhancements, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; -- Date of space availability; -- Building ownership information; -- Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; -- Energy efficiency and renewable energy features existing within the building; and -- List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
