- Solicitation for Offers No. GS-05B-18554 April 12, 2011 Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: South Bend, IN Delineated Area: Offered buildings must be located within the following boundaries in the CBD of South Bend, IN: NORTH: Madison Street SOUTH: Monroe Street EAST: Michigan Street, N. St. Joseph Street WEST: Lafayette Street Minimum Sq. Ft. (ABOA): 24,658 ABOA sf Maximum Sq. Ft. (ABOA): 24,658 ABOA sf (32,234 Rentable SF) Space Type: OFFICE Parking Spaces (Total): Parking Spaces (Surface): 1.86/ 1,000 RSF Parking Spaces (Structured): 6 garage secured Parking Spaces (Reserved): Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: The U.S. Government's current lease in South Bend, IN expires in the near future. There is consideration being given to relocate if it is financially advantageous to do so. However, in evaluating the financials, the Government will add to the rental rate proposed by interested parties, costs involved in moving to a new location, including but not limited to: tenant improvements and any above-standard improvements and equipment; any systems furniture removal and installation; phone and data removal and installation; and moving expenses. Offered space must be contiguous and have the potential for an efficient layout.  The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Subleases will not be considered. Offered space must meet Government requirements for Energy Star, and Fire, Safety, Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
