Description
Dublin, GA - Delineated Area The United States Government is seeking a full-service office lease and related space consisting of approximately 7,967 rentable square feet. Rentable square feet must yield a minimum of 6,927 ANSI/BOMA usable square feet to a maximum of 7,273 ANSI/BOMA usable square feet, available for use by Tenant for personnel, furnishings and equipment. LOCATION: Delineated area is as follows (Please refer to the attached map.) North: Mace Cannon Road East: Claxton Dairy Road to Gaines Street to Oconee River South: Martin Luther Kind, Jr. Blvd. to Marion Street West: Industrial Blvd. / Hwy 80 REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Space shall not be located within the 100-year flood plain. Subleases are not accepted. Surface parking within a walkable two (2) blocks is required for 40 vehicles. The space provided cannot have a length to width ratio greater than 2 to 1 and columns must be at least 20 feet from any interior wall and from each other, and be no more than two (2) feet square. Only existing buildings will be considered and street-level, contiguous space is preferred. TERM: The proposed lease shall be for ten (10) years, five (5) years firm, with the Government having cancellation rights after five (5) years on sixty (60) days notice.
