Description
Delineated Area The United States Government, USDA, is interesting in leasing approximately 2992 rentable square feet (RSF) of office and related space in Ashland County, OH. The rentable space shall yield a minimum of 2713 ANSI/BOMA office area to a maximum of 2849 ANSI/BOMA o ffice area square feet of contiguous, high quality office space. The lease term requirement is for 10 years. The lease will contain a 120 day termination clause that may be exercised 12 months after the effective date of the lease. Preference will be given to first floor space. The space must be available for occupancy by 3/1/2012 or six (6) months after lease award whichever is later. Other applicable requirements include 30 on-site, paved surface parking spaces, in a lot under Lessor's control, with space for pull thru trucks with trailers. The delineated area is bounded as follows: NORTH -County Road 620 SOUTH -County Road 30-A EAST - County Road 251 WEST -Proceeding south from the intersection of State Route 60 and County Road 620 to State Route 545 continuing to the intersection of Township Road 956, proceeding east a short distance to the intersection County Road 153 and continuing south to the intersection of State Route 42 continuing southwest a short distance to State Route 603 completing the boundary at County Road 30-A. Interested parties that submit an Expression of Interest will be issued a formal, Solicitation for Offers (SFO). Expressions of Interest must be submitted to the address below by 4:00pm on 5/11/2011 & must include the following information: 1. Building name and address or Site location and address. 2. Location of space within the building. 3. Rentable square feet offered & expected rental per RSF, fully serviced. 4. Method of RSF measurement 5. List of building services provided. 6. Indicate whether or not the quoted rental rate includes an amount for tenant improvements & state the amount, if any. 7. ANSI/BOMA office area which is also known as Usable square feet (USF) and the Common area factor. 8. Amount of onsite paved parking available. Include whether the expected rental rate includes the required Government parking. 9. Date of space availability. 10. Building ownership information. This information should also include mailing address, email address, telephone numbers and contact names for owner or authorized agent. Evidence of authority to represent the owner is required if an authorized agent is to be contacted. 11. Energy efficiency & renewable energy features existing within the building.
