- Miami County - Delineated Area Map The United States Government, USDA, currently occupies office and related space in a building under lease in Troy, OH. The Government is seeking to lease approximately 2315 rentable square feet (RSF) of office and related space. The rentable space shall yield a minimum of 2100 ANSI/BOMA office area square feet (OASF) to a maximum of 2205 OASF of contiguous, high quality office space. The lease term requirement is for 10 years. The lease will contain a 120 day termination clause that may be exercised 12 months after the effective date of the lease. Preference will be given to first floor space. The space must be available for occupancy by 10/1/2012 or six (6) months after lease award whichever is later. Other applicable requirements include 30 on-site, paved surface parking spaces, in a lot under Lessor's control, with space for pull thru trucks with trailers. The delineated area is bounded as follows: NORTH -Eldean Road SOUTH -Swailes Road EAST -County Road 25A WEST -Proceeding south on Washington Road at the intersection of Eldean Road and continuing to the intersection of Arthur Road. Proceeding west a short distance on Arthur Road to the intersection of Wilson Road and continuing south on Wilson Road, completing the boundary at Swailes Road. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis & to determine whether to complete the lease requirement or to remain at its current location. In making this determination the Government will consider, among other things, that availability of alternate space that potentially can satisfy the Government's requirements as well as costs likely to be incurred through relocating such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Expressions of Interest must be submitted to the address below by 4:00pm EST on 5/10/2011 & must include the following information: 1. Building name and address or Site location and address. 2. Location of space within the building. 3. Rentable square feet offered & expected rental per RSF, fully serviced. 4. Method of RSF measurement 5. List of building services provided. 6. Indicate whether or not the quoted rental rate includes an amount for tenant improvements & state the amount, if any. 7. ANSI/BOMA office area square feet (OASF) which is also known as Usable square feet (USF) and the Common area factor. 8. Amount of onsite paved parking available. Include whether the expected rental rate includes the required Government parking. 9. Date of space availability. 10. Building ownership information. This information should also include mailing address, email address, telephone numbers and contact names for owner or authorized agent. Evidence of authority to represent the owner is required if an authorized agent is to be contacted. 11. Energy efficiency & renewable energy features existing within the building.
