- General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Lorton Delineated Area: Northern Virginia within the following boundaries: Beginning at Interstate 95 and Fairfax County Parkway Route 7100 - The northern boundary will extend west to 645 South and then to 643 South which will form the western boundary. From 643 South, the western boundary continues south to Yates Ford Road and then to 663 South and further to SR642 South (Hoadley Road), and then to 234 South to 619. Proceed south on 619 to SR646, and then west to the northwest boundary of Quantico Marine Base, then following the western boundary of the base south to CR612, continuing south to CR610, which will represent the southern boundary, until it meets CR648, and then south to CR630. Follow CR630 east to Route 1, which will represent the eastern boundary, and then north on Route 1 to Route 7100 and proceed west to I-95 which will form a closed loop. Minimum Sq. Ft. (ABOA): 22,597 Office / 38,233 Warehouse / 12,481 Support Space Maximum Sq. Ft. (ABOA): 23,727 Office / 40,145 Warehouse / 13,105 Support Space Space Type: Flex / Office / Warehouse Parking Spaces (Total): 265 Parking Spaces (Surface): 257 Parking Spaces (Fenced & Secured): 8 Full Term: 10 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: • The facility will operate on a 24/7 x365 days per year. • Space must have potential for an efficient layout. • Fiber to the building must be available. • Redundancy for both power and telecommunications systems. • Pad area for a backup generator. • Must accommodate a training room with drive-thru capability and high ceilings. Submission Requirements: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address. • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (ABOA SF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations. Offered space must meet Government requirements for fire and life safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
