Description
THE U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 32,775 rSF (28,500 USF) OF OFFICE SPACE IN ATLANTA, GA (1 GA2097 ) U.S. Government currently occupies 32,775 RSF (28,500 USF) of office space at Cambridge Building, 2965 Flowers Road, South, Atlanta, GA 30341-5530 and intends to negotiate a succeeding lease unless an alternate location of equal size and quality is proposed which represents an economic advantage to the Government. Alternate location must include all replication costs, cost associated with the physical relocation as well as, the cost to move data and telecommunication lines and other information technology infrastructure. Only existing buildings will be considered. DELINEATED AREA: North: Mercer University Drive South: Brandywine Road East: Flowers Road South West: Henderson Mill Road LEASE TERM: For a term of Three (3) YEARS, One (1) firm, and beginning on March 1, 2012. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All space must be contiguous within any offered building. On-site parking must meet/or exceed local code. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be three (3) years, one (1) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain To submit a location for inspection, please forward information by 3:30 PM EDT, April 25, 2011. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, a site plan of the airport, and site plan or floorplan for the offered building and the Project Number - 1GA2097. SUBMISSIONS RECEIVED AFTER 3:00 PM EST, APRIL 25, 2011 WILL NOT BE CONSIDERED. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
