Description
DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKS EXPRESSIONS OF INTEREST FOR OFFICE SPACE VA currently occupies approximately 17,370 net usable square feet of contiguous space in Tampa, Florida, under a lease set to expire in August 2011. VA will move if advantageous to the government. The lease term shall be approximately 2 years with three 1 year renewal options. Immediate occupancy is required. To be considered, space must be within or bordering a delineated area as follows: North “ Bearss Avenue/Bruce B. Downs Boulevard South “Fowler Avenue East “ Interstate 75 West “ Interstate 275 In addition to the rental costs of the existing lease, the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, above standard/specialized alternations/equipment, furniture relocation, telecommunications, and other related costs. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal, State, and Local codes and regulations including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available,net usable square footage; date of space availability to commence tenant improvements; rental rate per net usable square foot (indicate core factor); CAD śas built ť floor plans identifying the space offered; parking ratio; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The Government is limited by law (41 C.F.R. § 102-73.55) to pay no more than the appraised fair rental value for space. Net Usable square feet does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). All interested parties should respond to this announcement no later than May 5, 2011, 4:00 PM EST.
