- UNITED STATES GOVERNMENT WANTS TO LEASE/IS SEEKING EXPRESSIONS OF INTEREST FOR OFFICE SPACE IN THE NORTHBROOK/DEERFIELD AREA OF ILLINOIS The United States Government seeks to lease class ‘A' contiguous office space in Northbrook/Deerfield area, Illinois. The space offered must consist of approximately 21,106 rentable square feet, yielding a minimum of 17,479 to a maximum of 18,353 ANSI/BOMA usable square feet located on one level. Delineated Area - The proposed space must be located within the following delineated area: Southern Boundary: Willow Road Eastern Boundary: Waukegan Road Northern Boundary: Half Day Road Western Boundary: Sanders Road Term - The proposed lease is for Fifteen (15) years, ten (10) years firm and should be fully serviced. Transportation - Site/building must be within two (2) blocks of a bus stop. The path from the bus stop to site/building must be paved and well lighted. Parking - Two (2) reserved on-site surface parking spaces. Occupancy - Space must be ready for occupancy no later than January 1, 2014. Submission Requirements - • Building name and address • Legal property description, recent survey, and property identification numbers (PIN) • Location of space in the building and the date it will be available • One-eighth inch scale drawing of space offered • ANSI/BOMA defined office area/useable square feet (USF) • Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of the authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. Authorized Contacts - GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, CB Richard Ellis.
