Description
Synopsis: Department of Veterans Affairs (VA) Competition for Lease Location This is a Sources Sought Notice for further information; please contact Bob Wesp at robert.wesp@va.gov. General Information: The Department of Veterans Affairs is seeking up to 9,817 net usable square feet in the St. Louis, Missouri Metropolitan area for an Ambulatory Care Outpatient Medical Annex - Team 2. The VA is conducting a competition for space and will locate this annex in the most advantageous location for the Government. The Location, Bus Route Access, Present Layout, its alterations and other factors will be considered when determining whether the space identified by offerors is appropriate. The space shall not be located on more than one floor, first floor preferred, and provide between 9,500 to 9,817 NUSF of contiguous space. The VA is requiring a minimum of 60 on-site parking spaces, 6 of which are marked as handicapped. The lease terms will be for up to 10 years with termination rights after 5 years to include a 180 days written notice to the lessor. Occupancy required October 15, 2011. The acceptable site consists either of a build-to-suit (new construction) or an existing office/clinical space modified to meet the VA's needs. To be considered the property/space must be within or bordering a delineated area as follows: North & East: I-70 & I-55 West: Mccausland Ave / Skinker Blvd & Skinker Parkway / Kienlen Ave / Jennings Station Rd South: Arsenal St Offers must provide evidence that properties are outside the 100 year flood plain. The VA staff will conduct a market survey (site visit) of properties offered for lease. Please provide the following in your package: 1) Site location (physical location of property); 2) Property description; 3) Total square footage; 4) Site condition; 5) Floor plans-if available; 6) Pictures if available. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
