- Expressions of Interest Due: 6 May 2011 Market Survey (Estimated): 23 May 2011 Offers Due: 1 July 2011 Occupancy (Estimated): 1 October 2012 General Services Administration (GSA) seeks to lease the following space: State: Alabama City: Fairhope Delineated Area: Northern Boundary: Alabama Highway 104 Eastern Boundary: State Highway 181 Southern Boundary: County Road 44 Western Boundary: US Highway 98/Greeno Road Minimum Sq. Ft. (ABOA): 7,769 Maximum Sq. Ft. (ABOA): 7,769 Space Type: Office Parking Spaces (Total): 38 Parking Spaces (Surface): 38 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: -Parking should be located within a two-block radius of the office for employees and visitors. - Requires access to the building during normal business hours with the exception of 6am - 6pm for two weeks in the summer. - Space must have potential for an efficient layout. Ideal space would be contiguous and on one level. Space must have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other (clear distance) and be no more than 2 feet square. - Space should be located in a professional office setting. - The Government requires a fully serviced lease. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Subleases are not acceptable. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations.
