Description
Leased Space for the U.S. Federal Government O'Hare International Airport surrounding area in Illinois Requirement: The United States Government ("Government") is seeking expressions of interest in leasing approximately 6,800 rentable square feet of contiguous space comprised of 3,800 rentable square feet of office space and 3,000 square feet of climate controlled warehouse space. The rentable space must yield a minimum of 5,850 to a maximum of 6,000 ANSI/BOMA ("usable") square feet. The anticipated term is ten (10) years, five (5) years firm as a fully serviced lease. Additional Requirements: •— Warehouse space must provide access for five vehicles •— Outside parking for sixteen vehicles •— Buildings offered for consideration must be of sound and substantial construction with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Delineated Area: North - I-90 South - I-290 East - I-294 West - I-355 Expressions of interest must be received no later than May 12, 2011 and include the following: 1) Building Name and Address, 2) BOMA Office Area Square Feet and BOMA Office Area Rate Per Square Foot. Responses will be used to determine the best and most cost effective course of action. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to complete the lease requirement. In making this determination, the Government will consider among other things the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocation, such as physical move costs and replication of tenant improvement.
