Description
The U.S. Government currently occupies office and related space in a building under lease in Baltimore, Maryland that will be expiring on July 15, 2012. The Government requires office and related space yielding 19,800 - 20,800 ANSI/BOMA office area square feet. The lease term requirement is for ten years, five years firm. The space must be available for occupancy by July 1, 2012. The delineated area is the Central Business District of Baltimore, Maryland. Other applicable requirements include the following features: • 45 secured reserved structured parking spaces located onsite for official government vehicles. • Security guards must be present in the building lobby on a 24/7 basis. • Offered space must be contiguous on one floor. • Offered space cannot be located on the first or top floor of the building. • Offered space must be capable of meeting the Government's Fire and Life Safety and accessibility requirements. • The building cannot be located in a 100 or 500 year flood plain. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Expressions of interest must be submitted to the above address by 4 :00 p.m. on May 6, 2011, and must include the following information: • Building name and address and location of the available space within the building • Rentable square feet available, and expected rental rate per rentable square foot, fully serviced • ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. In dicate whether the quoted rental rate includes an amount for tenant improvements an d state the amount, if any. • A floor plan in AutoCAD and PDF of the available space in the building. • Date of space availability • Building ownership information • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking. • Energy efficiency and renewable energy features existing within the building • List of building services provided • Name, address, telephone number, and email address of individual to be contacted. The G overnment's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
