Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: District of Columbia County: District of Columbia City: Washington, D.C. Delineated Area: North: U Street, NW East: 14 th Street, NW South: E Street, NW West: Florida Ave. to 22 nd St., NW to N St., NW to 25 th St., NW to Virginia Ave., NW Sq. Ft. (USF): 10,579 Sq. Ft. (RSF): 12,166 Space Type: Office Parking : 0 ( close proximity see addit requirements) Full Term: 10 years Firm Term: 5 years Option Term: 0 years Additional Requirements: - Proposed space must be contiguous - The proposed space must have a length to width ratio of no more than 2:1 - First floor space is preferred - If proposed space is located above street level it must be served by at least two elevators - 20'column spacing (minimum); no more than 2' 2' square - Public transportation and public or commercial parking must be available within two blocks of the proposed space - Onsite handicapped parking or loading/ unloading zone outside building entrance. - Subleases are not acceptable - Offered space shall not be in the 100 year flood plain - The tenant's use of the space will include active foot traffic from agency clients The Government intends to use this information from prospective sources to issue a Solicitation for Offers. The required occupancy date is no later than December 1, 2012. Whether or not an offered building can meet the required occupancy date is in the sole discretion of the Contracting Officer Buildings offered for consideration must have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and seismic protection by the required occupancy date. If the current owner is the successful offeror, swing space or a phased construction schedule will be required in order to reduce the amount of disruption to the tenant agency. Offeror would be required to provide and relocate the tenant agency to a temporary alternate location for any area affected by alterations at offeror's expense. Likewise, the offeror would be responsible at offeror's expense to relocate the tenant agency into the newly renovated space. This would include providing, but not limited to, the temporary extension of and access to telecommunication and data systems to the temporary office space so that the current level of operational efficiency and effectiveness is not disrupted. The successful offeror will also be responsible for working with all contractors and the tenant agency's office management to provide a reasonable work environment that would minimize any interruptions to daily business activities during any construction period. If different work scheduling for the contractor becomes necessary, successful Offeror will be responsible. Expressions of Interest Due: May 18, 2011 Market Survey (Estimated): May 27, 2011 Offers Due : June 30, 2011 Occupancy (Estimated): December 1, 2012 EXPRESSIONS OF INTEREST MUST BE RECEIVED IN WRITING NO LATER THAN MAY 18, 2011 AT 5:00 PM, AND SHOULD INCLUDE THE FOLLOWING INFORMATION AT A MINIMUM: Building name and address; •· Location of space in the building and date of availability; •· ANSI/BOMA defined office area/usable square feet (USF) Offered and Rentable Square Feet (RSF) offered; •· Rental rate per rentable square foot (based on the GSA Warm Lit Shell). Include a $42.08/usf Tenant Improvement Allowance in the offered rate for the office space offered; •· Evidence of ability to meet the required occupancy date of no later than December 18, 2012; •· Name, address, telephone number, and email address of authorized contact.
