- Combined Synopsis/Solicitation Notice/Advertisement VA-262-11-SFO-0325 The Department of Veterans Affairs (VA) seeks to lease up to approximately 9,000 rentable square feet of space to be used for its personnel, equipment and furnishing in the City of Loma Linda/Redlands, California. Space must be contiguous, on one floor, and yield a minimum of 6,500 square feet of ANSI/BOMA Office Area (previously Usable). Lease term is up to 10 years with on-going termination rights after five (5) years. Estimated occupancy date is the earlier of December 1, 2011 or upon substantial completion of tenant improvements. Space must be within the following delineated area/boundaries: South - Interstate 10 Freeway; East - Anderson St.; North - Barton Rd.; West - California St. In addition to the rental consideration; the Government will also factors in tenant improvements and other related costs. Building offered for consideration must NOT be in the 100 years flood plane and MUST be of sound and substantial construction. Building offered must meet all current Federal, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA office rentable and usable); date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD "as built" floor plans identifying the space offered; parking ratios; proximity to public transportation; and information on building ownership. Note: The Government will pay no more than the appraised fair market rental value for the space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). Please submit your written expression of interest by May 16, 2011, and or a completed proposal in accordance with the solicitation requirements by May 23, 2011; 2:00PM PST.
