- Requirement: The United States Government currently occupies office and related space in a building under lease in Atlanta, Georgia, that will be expiring. The Government is seeking to lease approximately 74,423 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 64,716 contiguous ANSI/BOMA Office area square feet. The lease term requirement is for 10 years/5 years firm. The delineated area is: North-I-285 South-I-285 to East Ponce de Leon East-Ponce de Leon to Spring Street to North Avenue West-Northside Drive to Mount Vernon Highway Please send expressions of interest to: Karen King, Contracting Officer c/o Johnetta Regal Address: 77 Forsyth Street, SW Suite 500 Atlanta, GA 30303 Telephone: (404) 562-0864 Fax: (404) 562-2747 Email: johnetta.regal@gsa.gov Expressions of Interest must be submitted to the above address by 5:00 PM on 5/16/2011 and must include the following information: • Building name and address. • Rentable square feet available and expected rental rate per rentable square foot, fully serviced. • Rentable/ANSI/BOMA Office area square feet (OSAF) to be offered and expected rental rate per OASF, fully serviced. • Method of rentable space measurement. • Building Ownership Information. • All services, supplies, utilities, and parking must be part of the rental consideration. • Parking must meet local code requirements. • List of building services provided. • Floor plan. • The Government must have access to parking and the building 7 days a week/24 hours a day. • The occupancy of the space is required by 10/8/2013. • The building must achieve an Energy Star label, prior to award in accordance with E013423 and USEPA Energy Star Guidelines. • The building must be LEED certified silver. • Space must provide a minimum of 20,000 square feet of space on each floor. • A minimum of three (3) floor(s) must be consecutive. • Warehouse must be have a minimum of 12 feet clear ceiling height and collocated with office space. • Warehouse space cannot be a basement within a building - must be 1,000 square feet to accommodate boat and other equipment storage. • Floor load requirement to accommodate 17,000 lbs. • Special constructed area for an evidence storage room with a fire rated, solid core door; slab to slab 9 gauge wire mesh; slab to slab STC 45 sound conditioned and fire rated partitions. • A minimum of 20 surface parking spaces must be designated as Reserved for Government-owned vehicles. • Loading dock is required. • Public transportation must be within 2 blocks.
