- Solicitation #1CA2025 REQUIREMENT : The General Services Administration, on behalf of United States Citizenship/Immigration, desires to lease approximately 37,165 rentable square feet, which shall yield a minimum of 32,317 ANSI/BOMA square feet (previously usable) square feet. The office space should be fully serviced, Class 'A', office and related space, together with eight (11) inside on-site parking spaces with 24-hour/7-day-a-week access. The office space must be contiguous. The site must be located within the Central Business District of SAN Jose and be within the area bounded by: North : Route 101 to Route 87= "triangle" (Bayshore Freeway and Guadaloupe Parkway), East : El Camino Real/Route 101, South : Route 280/Sinclair FW, West : Cutner Av., Tully Rd. LEASE TERM: 15 years, 10 years firm. The Government shall have the right to terminate the lease, entirely or in part, after the firm term on 120 days written notice to the Lessor. OCCUPANCY: Occupancy is required no later than January 1, 2013 STANDARD CONDITIONS AND REQUIREMENTS: Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the capability of meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, contained asbestos, accessibility (Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. Expressions of interest should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide all of the following information: 1. Building name and address. 2. Common Area Factor (load factor) for available space. 3. Rentable and usable square feet offered, including floorplate size and floorplan. 4. Method of measurement used to determine rentable square footage. Brokers or agents may represent the prospective lessor, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership.
